KORANTINA HOMES STANDARD CONSTRUCTION METHOD

Foundations & Structure
Walls and floors of reinforced concrete to structural engineers specification, non-load bearing walls to be high quality hollow clay bricks.
To construct a fire place.

Decoration
External walls rendered and finished with sprits, internal walls and ceilings plastered and painted with emulsion, woodwork to be high quality gloss paint, or as specified by the architect.

Floors
All floors and verandahs are finished with ceramic tiles with ceramic skirting. Stairs to be granite steps.
Tiling to Bathrooms & Kitchens
Walls to be tiled 2.2m from floor.

Windows, Cupboards & Doors
All windows and patio doors to be white sliding aluminum double glazed units, wardrobes, kitchen and bathroom cupboards to architects drawings constructed from MDF or Melamine board, Timber frames to be used for internal doors. All finished to high standard.

Mechanical & Electrical Installations
To comply with current regulations with adequate lighting, power points with telephone and TV outlets.
To supply and fit pipe work and electrical supplies as provision for air conditioning, provision for central heating and provision for pool heating
Cold water storage tank and solar panels to be located on the roof to provide hot and cold water.

Budgeted Costs
Adequate provision has been allowed for the purchase of bathroom fittings and wall and floor tiles but an extra charge would occur if more expensive items are chosen of the following:
Ceramic tiles including skirting
Bath & Taps
WC
Kitchen Sink & Taps
Marble for inside stairs
Granite for Kitchen
Balustrades stone or iron

Client to choose and supply kitchen white goods at their cost.

Landscaping
Garden and grounds to be left clean with good quality top soil
Stone wall and gates to front and fencing to other three sides.

To supply and fit electrical gate
Swimming Pool to be on clients specifications, to be left in good working order, incorporating filter, pool lights etc.
